Look Past the Staging: What to Actually Look for During a Home Showing

When you step into a home showing, it’s incredibly easy to fall in love with the romance of the space. The perfectly placed accent pillows, the scent of fresh-baked cookies or vanilla, and the beautiful natural light flooding the living room can instantly make you feel at home.

But as a real estate agent, my job isn’t just to help you find a house you love—it’s to help you make a smart, safe investment. While the sellers are busy showing you the home's best side, you and I need to look for what lies beneath the surface.

Cosmetic fixes like ugly paint or old carpet are cheap and easy to change. Structural, plumbing, and mechanical issues? Not so much.

Here is my insider checklist of exactly what you should be looking for, looking past, and paying attention to during your next home showing.

1. The Big-Ticket Exterior Items

Before we even step through the front door, we should look at the bones of the exterior. Replacing a roof or correcting foundation issues can easily wipe out a renovation budget.

The Roof: Take a look at the shingles. Are they curling, missing, or heavily covered in moss? A roof nearing the end of its life (typically 20 to 25 years) is a major negotiation point.

Grading and Drainage: Look at the ground right next to the house. The soil should slope away from the foundation, not toward it. If the ground slopes inward, rainwater will pool against the basement walls.


2. Signs of Water Damage

Water is a homeowner’s greatest enemy. It can quietly rot a house from the inside out, leading to mold and structural decay.

The "Sniff Test": Head straight for the basement or crawlspace. Does it smell musty, damp, or overly masked by air fresheners? A damp smell usually signals moisture intrusion or ventilation issues.

Ceiling Stains: Look up in every room. Water rings or freshly painted patches on ceilings can indicate a leaky roof or plumbing failures from the floor above.

Under the Sinks: Open the cabinets beneath the kitchen and bathroom sinks. Check for water stains, warped wood, or active drips.


3. Structural Integrity

Every house settles over time, but we want to make sure it isn't shifting significantly.

Windows and Doors: Try opening and closing a few doors and windows while we walk through. If they stick, jam, or won't stay open, it could mean the foundation has shifted and warped the frames.

Wall Cracks: Small hairline cracks are totally normal as a house ages. Large, horizontal cracks or stair-step cracks in brickwork, however, are red flags that require a structural engineer.


4. Layout, Storage, and Context

You can change almost anything about a house except its location and its footprint.

The Neighborhood: What do the neighboring homes look like? Are they well-maintained? Is there a lot of traffic or commercial noise nearby?

Storage Reality: Look inside the closets. Will your wardrobe actually fit? Is there enough pantry space?

Outlet Placement: It sounds minor, but look at where the electrical outlets are, especially in the bedrooms and living spaces. If a room only has one outlet, you'll be living a life of extension cords.


Things to Actively Ignore

Train your brain to look past things that can be easily fixed with a quick trip to the hardware store. Don't walk away from a great house just because of ugly paint colors, outdated wallpaper, old light fixtures, or the seller's questionable furniture choices. The staging is leaving; the house is staying.
